A 24-hour guard-gated community on a bluff above Newport Beach’s Back Bay, with about 149 homes across the Palisades and Promenade neighborhoods, a resort-style pool and spa, and walking access to Back Bay trails near Fashion Island.

One of Irvine’s established residential neighborhoods, with 626 single-family homes near the city’s center, greenbelts, a community pool, and nearby schools and shopping.

Belcourt Terrace
Newport Beach
A private, 24/7 guard-gated coastal community in the hills above Newport’s Back Bay, with manicured grounds, a resort-style pool and spa, and minutes from Fashion Island, Balboa Island, and Corona del Mar.
Critical work
Coastal took on management of Belcourt Terrace’s siding replacement, the largest project this community has faced: 54 townhomes and an invasive scope that called for prompt, clear communication and an on-site presence. We navigated difficult issues with the City, stayed under budget, and supported homeowners from the beginning of the project through the end.
